Finding the Right Property for your New Home

By HiLine Hal

finding the right property to build a house on

This post was originally published on October 9th, 2015, and last updated on March 30th, 2021.

It can be easy to look through a catalog and find a home you’d like to build but sometimes finding the right place to put it is more difficult. There are a lot of reasons why a property may or may not work for you and your family. Location, size, and price may be the first things you notice, but the costs of developing a particular piece of property should also be considered.

One particular issue that will affect those costs is the general slope of the land.

Building a House on Flat, Level Ground

The ideal situation provides a flat building area where a home builder can pour a standard foundation, and therefore there are no additional foundation costs. However, in some areas, it can be a challenge to find properties for sale that will accommodate a flat, level building pad. If that is the case in your area, don’t get discouraged. Given the right circumstances, you don’t have to shy away from land that is sloped. It may just be worth that second glance.

Building a House on a Slope

Building on flat, level ground is certainly the most desirable and the most affordable option, but with additional site preparation and foundation work, homes are built on hillsides all over the Northwest. Depending on the severity of the slope, an affordable lot price may offset the additional development costs.

But how do you know?

That is where HiLine Homes’ experienced staff can help. Getting one of our knowledgeable Home Consultants involved early in the process can give you a great advantage. If you find something you’re interested in purchasing, they can help you conduct a feasibility study, develop a site plan, and make a well-informed decision. With their assistance, you can decide whether the property suits your needs or if you need to keep searching. Contact your local HiLine Homes office and get that relationship started today. Our Home Consultants are ready to help!
